From Resort Town to Growing Suburb
Waconia takes its name from Lake Waconia, and from 1884 until the late 1920s the lake's Coney Island of the West drew tourists to cottages, boathouses and resort hotels. Today the town is growing for different reasons. Its population went from 3,498 in 1990 to 6,814 in 2000, 10,697 in 2010 and 13,033 in 2020. Concrete contractors working here see mostly homes built in the last 25 years, with an older core around downtown.
What the growth means
Housing units in Waconia went from 2,646 in 2000 to 4,112 in 2010 and 4,826 in 2020. Homes from the early 2000s now have driveways and patios that are 20 or more years old. That is when we start to see:
- Garage aprons that have dropped where backfill settled
- Surface scaling on driveways from road salt tracked in by cars
- Joints that need resealing
- Builder patios that are too small for how the family uses the yard
Newer homes from the 2010s are usually in good shape and mostly need additions: extra parking, larger patios and shed slabs.
The lake side
Lake homes and houses close to the water often have yards that slope down from the house. Patios at the walkout level, steps down the hill and walks to the shore are typical needs. We pour steps with even risers and landings where the run is long, and use broom finishes on surfaces that will see wet feet. Every slab is pitched so runoff goes to lawn or planting beds, not straight to the lake.
Downtown and older homes
Waconia has had a post office since 1860, and it already counted 2,048 residents in 1960. Homes from those earlier decades often have walks, stoops and detached garages that predate the recent boom. Those properties often need full replacement of steps and walks, and new floors for detached garages. We keep the scale of the work in line with the house.

Frost and timing
Carver County is in frost Zone II under Minnesota Rule 1303.1600, with a 3-1/2 foot minimum footing depth for frost unless an engineer approves otherwise. For flatwork, freeze-thaw durability comes from air-entrained concrete, a compacted, well-drained base and properly spaced joints. We schedule pours when the ground is thawed and nights are warm enough for proper curing. We also check with the City of Waconia on any permit your project needs.
A town that grew in steps
Waconia's housing count went from 2,646 in 2000 to 4,112 in 2010 and 4,826 in 2020, so it gained more homes in the 2000s than in the decade after. That pattern shows up in the concrete. Neighborhoods from the 2000s are now at the age where aprons settle and driveway surfaces start to scale. Homes from the 2010s tend to be in better shape and mostly need additions. And the older core around downtown, with roots back to the 1860 post office, has walks, stoops and garage floors that are often decades older still. We match the fix to the age of the slab, not to the street.

Waconia Questions
Our Waconia home is about 20 years old. What concrete issues should we expect?
Common ones are a settled garage apron, surface scaling from salt and joints that need resealing. Often these can be fixed without replacing the whole driveway.
Can you pour steps down to the lake?
Yes. We pour hillside steps with even risers and landings, use a slip-resistant finish and plan drainage so water does not run down the steps.
When should we schedule concrete work in Waconia?
Spring through fall, once the frost is out and while nights stay warm enough to cure. Booking early gives you the widest choice of dates.
