Newer Homes, Growing Families

Victoria had 2,354 residents in 1990. By 2020 it had 10,546. Housing units went from 1,410 in 2000 to 3,719 in 2020. For concrete contractors, that means most homes in Victoria are recent, and the work here is less about replacing failed slabs and more about adding to what the builder left: bigger patios, stamped finishes, extra parking and slabs for sheds.

Who lives here

Victoria is a family town. In Wikipedia's 2020 census figures, 45.7 percent of households had children under 18 and 75.7 percent were married couples. Census estimates for 2020 to 2024 show 93.6 percent of homes are owner-occupied, households average 2.77 people and 92.6 percent of residents lived in the same house a year earlier.

Those numbers point to the usual needs. Families outgrow a small builder patio. Teenagers start driving and a third car needs a place to park. Bikes, mowers and sports gear crowd the garage, and a shed on a proper slab frees up space.

Building on a newer lot

New-construction lots come with their own quirks. Backfill around the foundation often keeps settling for years, which is why patios and stoops poured right after the house went up sometimes sink at the edge closest to the home. When we expand or replace a builder slab, we dig out loose fill and compact the base in layers before pouring.

A few planning points for Victoria homes:

  • Patio size: measure for the furniture and grill you actually use, plus room to walk around
  • Finish: stamped concrete gives a stone look; a broom finish is the most slip-resistant
  • Driveway additions: a side pad or widened section can be joined to the existing slab with a clean joint
  • Sheds: a level slab with a compacted base keeps the shed square and the door working

Lakes, parks and drainage

Victoria calls itself "The City of Lakes and Parks." It has thirteen lakes within its borders, 25 parks and over 200 acres of reserved land, and the 1,800-acre Carver Park Reserve is located there. Many lots drain toward a lake, pond or wetland. We set every patio and driveway to shed water away from the house and toward the yard's natural low point, never toward a neighbor.

Roots in the 1850s

The area was settled in the 1850s by farmers from Germany, Switzerland and the Netherlands drawn by rich soil. St. Victoria Church, built in 1857 north of Lake Bavaria, gave the city its name. A few older farmhouse properties remain among the new subdivisions, and those sometimes need full replacement of old walks, steps and outbuilding floors.

Our services and permits

Driveways, patios, stamped concrete, sidewalks and steps, garage and shed slabs, and concrete repair and replacement. On a newer Victoria lot, the most common combination is a patio expansion with a few steps from a walkout or deck, plus a shed pad in the back corner. We check with the City of Victoria on setbacks and any permit before work begins, and we keep slabs out of drainage swales that a subdivision's grading plan may depend on.

Making an addition look planned

New concrete next to old rarely matches in color right away. On a young Victoria home, the existing slab is often still fairly light, so a plain addition blends in better than it would on an older house. When it does not, a stamped or colored border, or a patio in a contrasting pattern, makes the addition look intentional. We talk through those choices before we pour.

Victoria Questions

Our builder patio is too small. Can you add on?

Yes. We can extend it with a clean joint or remove it and pour one larger slab. If the old slab has sunk near the house, replacing it is usually the better option.

Why did our stoop sink a few years after the house was built?

Backfill around new foundations often keeps settling. When we replace or add slabs near the house, we dig out loose fill and compact the base in layers.

Can you pour a slab for a backyard shed in Victoria?

Yes. We pour level slabs on a compacted base sized to the shed, and check with the city on any setback or permit rules first.
