Concrete Near the Water
Lower Prior Lake covers about 810 acres and Upper Prior Lake about 354, and together they form the largest lake in the southern metro. Water covers roughly 15.77 percent of the city's 19.53 square miles. For concrete contractors, that much shoreline shapes the work: lake lots with hard-surface limits, slopes down to the water and lots of foot traffic between house, patio and dock.
The city's driveway permit
Prior Lake's Engineering Department issues a driveway permit for residential work. The city's driveway permit application says no work may start before approval, the permit expires 90 days after approval, and the maximum driveway width within the right-of-way is 24 feet. The required sketch shows distances to property lines, buildings and roadways, and corner lots also show distances to intersecting roads. Shared driveways need the signatures of all parties.
The form also asks you to call Gopher State One Call before digging, and requires the road to be kept clean during and after the work. We handle the sketch, the locate request and the cleanup as part of the job.
Shoreland lots
For properties in the Shoreland District, the form adds two requirements: an updated certificate of survey with impervious surface calculations, and an inspection before concrete or bituminous surfacing is placed. The applicant schedules it with the Engineering Department at 952-447-9830.
That inspection step changes the schedule. We set forms, call for the inspection, and pour only after it passes. On lake lots, the survey also tells you how much hard surface you have left before you plan a bigger driveway or patio.
Patios, steps and walks on a slope
Many lake homes sit above the water with the yard falling toward the shore. A patio at the walkout level, steps down the slope and a walk to the dock are typical needs. We pour steps with even risers and landings where the run is long, and use a broom finish where wet feet will be walking. Stamped concrete works well for the patio itself, with a textured finish for grip.
Spring Lake, about 290 acres, drains north into Upper Prior Lake through a spillway and a culvert under County Road 12. Water moves through this city, and slab drainage matters. We pitch every surface so runoff goes to the lawn or a planted area, not straight toward the lake or the foundation.
Inland neighborhoods
Not every Prior Lake home is on the water. The city grew from 15,917 people in 2000 to 22,796 in 2010 and 27,617 in 2020, and many of those homes are in inland subdivisions. There, the work looks like it does across the south metro: driveway replacement, garage floors, front walks, shed slabs and repair of individual sections. About 86.2 percent of Prior Lake homes are owner-occupied, per Census estimates.
Timing around lake season
Lake homeowners often want concrete work done before summer or after the boats come out. Spring pours depend on the frost leaving the ground; fall pours depend on nights staying warm enough to cure. Because shoreland lots add an inspection step and the permit has a 90-day window, it pays to book early so the dates line up.
Call (952) 209-8658 or request an estimate. We handle the permit sketch, the One Call locate and the shoreland inspection timing, and give you a written price before anything is scheduled.
